How to use this comparison

Buyers looking around Lake Houston often weigh Kings Lake Estates and Walden on Lake Houston together. The better fit depends on the specific home: its association rules, water access, flood risk, tax rate, school assignment and commute. Start with what each community's published sources say as of October 2026, then answer the questions below for every address on your list. For area context, visit the community pages for Kings Lake Estates and Walden on Lake Houston, or browse the wider Lake Houston homes and communities page.

What published sources say

Walden on Lake Houston. The Walden on Lake Houston Golf & Country Club website says the club was founded in 1984 and has a golf course designed by Robert von Hagge and Bruce Devlin, plus a full driving range, a putting green, a chipping green with a sand bunker, tennis, pickleball, fitness facilities and swimming. Its membership page describes a "No Assessment" semi-private club with three family membership levels (full privilege golf, racquet and social). The club's address is 18100 Walden Forest Drive, Humble, TX 77346. The club's HOA member information page posts presentations the club shared at HOA meetings in January and April 2026. None of those pages say whether homeowners must join the club, so ask the HOA directly.

Kings Lake Estates. Get the current association documents for the home you are considering. The official Harris County MUD 109 site lists Kings Lakes Estates among its served subdivisions, but its website is not a substitute for current parcel-specific district and tax information. Compare each home's living area on the HCAD parcel record with the listing and any available appraisal or survey, rather than assuming a neighborhoodwide size range. Amenities, gates, docks, dues and rules depend on current association documents. For nearby context, compare other Atascocita communities.

Association documents to request

If membership in a property owners association is required, the Texas Real Estate Commission's Addendum for Property Subject to Mandatory Membership in a Property Owners Association (TREC 36-11), effective July 1, 2026, lets you choose whether to receive the association's information. For either community, ask for:

  • Deed restrictions, bylaws, rules and architectural guidelines
  • Current dues, any special assessments and transfer fees
  • The latest budget, reserve information and recent meeting minutes
  • Rules on docks, boats, fences, exterior changes and short-term rentals
  • Any open violations or pending lawsuits involving the association
  • Whether gate access, security or common areas are included, and who pays for them

Water access and flood checks

Being near the lake does not mean a lot has the right to a dock or a boat ramp. Confirm water access lot by lot through the deed, plat, easements and any permits. Ask who maintains bulkheads and shoreline.

  1. Look up the address on FEMA's Flood Map Service Center.
  2. Compare Harris County's MAAPnext draft maps. They are for awareness only and cannot be used for insurance or regulatory decisions.
  3. Read the Texas seller's disclosure notice and ask about past flooding, claims and drainage work.
  4. Get a flood insurance quote during your option period. FloodSmart notes that a new NFIP policy usually takes effect 30 days after purchase, unless it is bought while making, increasing, extending or renewing a mortgage.

Lake Houston pier and boat dock permits

A dock behind the house is only as good as its paperwork. The City of Houston's Stationary and Floating Piers Permit page says you need a construction permit from the public works official before you build, alter or make major repairs to a pier on Lake Houston. The city's definition of a pier includes any wharf, boat dock, boat house or gangway. The same page limits each residential lot that borders the lake to one pier, and applications go to the city's Lake Houston Office at 22627 W. Shorewood Loop Dr. in Huffman.

Piers also need an annual license. The city's Annual Pier Licensing page, checked in October 2026, lists a one-year license with a $45.53 fee and a $33.56 administrative fee, renewed each year. If the home you like has a dock or boathouse, ask for:

  • The original construction permit and any permits for later repairs or additions
  • Proof that the annual pier license is current, and who it is billed to
  • Any association rules on dock size, boat lifts, lighting or boat storage
  • An inspection of the pier, bulkhead and electrical work during your option period (see our home inspection checklist for Kingwood buyers)

Planning to add a dock later? Read the association documents and the city's permit rules before you buy. If the water behind a lot is a cove, channel or interior pond, ask the Lake Houston Office whether these rules cover it.

Taxes, utility districts and schools

  • Look up the parcel with the county appraisal district, such as the Harris Central Appraisal District for Harris County parcels, and note every taxing unit listed.
  • Search for utility districts in the TCEQ Water Districts Database. Our MUD tax guide explains what to look for.
  • Confirm the assigned schools with the district's address lookup. Humble ISD's attendance zones page links to the district's address lookups for school boundaries and bus routes. Check which school year the boundaries cover, and call the district if an address is not listed.

Test daily life before you choose

  • Drive from each community to work, school and the airport at the hours you would travel. Kings Lake Estates is in the Atascocita area and the Walden club's mailing address is Humble, TX 77346, so time the routes you would actually use; the Humble, TX community guide gives more local context.
  • Visit on a weekday evening and on a weekend.
  • If golf, tennis or the pool matter to you, tour the club and ask about membership options and waitlists.
  • If boating matters, test the route from the specific lot to open water.

A simple way to decide

  1. List your must-haves: water access, club amenities, lot size, home age, commute and budget, including taxes, HOA dues and insurance.
  2. Pick specific homes in each community and fill in the table above for each address.
  3. Rule out any home that fails a must-have once the documents are in.
  4. Compare the full monthly cost of the homes that remain, and estimate cash to close with our breakdown of closing costs in Texas.
  5. Before you make an offer, complete the address checks in our relocation checklist.

Frequently asked questions

Do you have to join the country club to live in Walden on Lake Houston?

The club's website describes membership levels you join, but it does not say whether homeowners must join. Ask the HOA and the club, and check the deed restrictions for the address.

Is the Walden on Lake Houston country club private?

Its membership page describes it as a No Assessment semi-private club with three family membership levels: full privilege golf, racquet and social. Ask the club about current dues, fees and any waitlist.

Do I need a permit for a boat dock on Lake Houston?

Yes. The City of Houston requires a construction permit before you build, alter or make major repairs to a pier on Lake Houston, and its definition of a pier includes boat docks and boathouses. Piers also need an annual license, and each residential lot bordering the lake is limited to one pier.

Does every lot in these communities have lake access?

Do not assume so. Being near the lake does not give a lot the right to a dock or ramp. Confirm access through the deed, plat, easements, association rules and any permits for that lot.

How do I check flood risk for a home in either community?

Look up the address on FEMA's Flood Map Service Center, compare Harris County's MAAPnext draft maps for awareness, read the seller's disclosure and get a flood insurance quote during your option period.
