Water and utility districts
If a municipal utility district appears on the record, look it up in TCEQ’s Water Districts Database for its maps and filings 4.
Kingwood & Lake Houston Guide
For Kings Lake Estates homes for sale, request a current home list from Peaches Brown and compare tax records, school zones, flood maps and HOA documents for each address. For a home in Kings Lake Estates, Peaches starts with public records for the exact parcel instead of general claims about the neighborhood, and this checklist shows where those records live.
Parcel records
Search the address on HCAD, which provides property search, taxing-jurisdiction and exemption tools for Harris County parcels 1. If the parcel isn’t there, use Montgomery Central Appraisal District 5. The record shows the legal description, current exemptions and every taxing unit, which you can compare with the Harris County Tax Office’s jurisdiction rate table 6.
Schools
Use TEA’s School District Locator for a first look at which district covers the parcel. TEA says its boundary positions are approximations and asks you to contact the district with boundary questions 2. Then confirm the specific campuses with that district before you rely on them.
Elementary, middle and high school assignments can differ by street. Ask the district for all three.
If a school assignment drives your decision, keep the district’s confirmation with your contract file.
Flood and water
For a Harris County address, the Flood Education Mapping Tool shows the mapped floodway and 1% and 0.2% floodplains 10. The official map remains the effective FEMA Flood Insurance Rate Map, available from the Map Service Center 3.
If the property is near Lake Houston or the San Jacinto River, the regional San Jacinto watershed study produced inundation maps for planning; HCFCD says they are non-regulatory and do not replace FEMA’s effective maps 11.
Request the seller’s disclosure, any elevation certificate, insurance claims history and drainage or repair records.
If the lot has a bulkhead, dock or boat lift, have its condition inspected and ask the HOA what approvals apply.
HOA documents
Ask for the deed restrictions, bylaws, rules, budget and a resale certificate. Confirm assessments, transfer fees and amenity rules directly with the association rather than relying on a listing description.
Check what needs approval before you plan pools, fencing, additions or exterior color changes.
Gather your HOA documents, permits and repair invoices before listing so buyers can review them quickly.
Common Questions
Search the address on HCAD for Harris County parcels 1; if it isn’t there, check MCAD for Montgomery County 5. The record lists the taxing units you can compare with the Harris County Tax Office’s rate table 6.
Start with TEA’s School District Locator, which TEA describes as approximate 2, then confirm the campuses with the district that serves the parcel.
