The Woodlands, Texas Neighborhoods: Villages, Taxes and Home Buying Tips

How The Woodlands is organized into villages, who governs what, and the address checks that matter when you shop homes for sale in The Woodlands, TX.

Quick answer

The Woodlands, Texas neighborhoods are organized into villages rather than traditional subdivisions. The Woodlands Township lists eight village associations: Alden Bridge, Cochran's Crossing, College Park, Creekside Park, Grogan's Mill, Indian Springs, Panther Creek and Sterling Ridge. Most of the community is in Montgomery County, while Creekside Park is in Harris County. Before you buy, check each address for its MUD, Township tax, school district and covenants, since these differ by location.

The Woodlands opened in 1974 as George Mitchell's planned forest community north of Houston, and it still runs on that original idea: villages tied together by trails, parks and a shared town center. If you are comparing The Woodlands, Texas neighborhoods, start with how the villages and the Township work, then narrow down by commute, schools and tax stack.

The Woodlands, Texas neighborhoods and villages

The Woodlands Township's resident information lists these village associations:

  • Village of Alden Bridge
  • Village of Cochran's Crossing
  • Village of College Park
  • Village of Creekside Park
  • Village of Grogan's Mill
  • Village of Indian Springs
  • Village of Panther Creek
  • Village of Sterling Ridge

The developer describes nine residential villages in total, plus Town Center, Hughes Landing and The Woodlands Waterway as commercial and mixed-use districts. Village associations are independent, resident-led groups, and every resident is considered a member of their village association. Each one posts its bylaws and meeting schedule, which is a good way to see what neighbors are talking about before you buy.

Grogan's Mill

The first village, opened with The Woodlands' grand opening on October 19, 1974. Homes here tend to reflect the community's earliest phases, so ask about roof, plumbing and foundation history on older houses.

Creekside Park

The newest area and the outlier: Creekside Park sits south of Spring Creek in Harris County, while the other villages are in Montgomery County. That changes your appraisal district, your county services and potentially your school district. The George Mitchell Nature Preserve runs along Spring Creek nearby. The developer's timeline dates the village's opening to 2007. The Creekside Park Village Association meets the first Tuesday of each month at 7 p.m. at The Recreation Center at Rob Fleming Park, which is an easy way to hear local concerns before you make an offer.

The other villages

Alden Bridge, Cochran's Crossing, College Park, Indian Springs, Panther Creek and Sterling Ridge each have their own village association, parks and mix of home ages and sizes. Rather than relying on a village's reputation, compare actual listings, commute times to your workplace and the school assignment for each address.

Town Center, Hughes Landing and The Woodlands Waterway

Want something walkable with less yard to keep up? The commercial districts also have residences. The developer lists 1 Riva Row on The Woodlands Waterway (268 residences, including penthouses and townhomes), One Lakes Edge in Hughes Landing, Millennium Waterway in the middle of Town Center and The Ritz-Carlton Residences on a private lakefront. Some of these buildings lease rather than sell, so ask whether a unit is for sale, and for anything you plan to buy, request the association documents, dues and any pending special assessments before your option period ends.

Why village counts differ

You will see eight, nine or ten "villages" depending on the source. The Township lists eight village associations, the developer's history counts nine residential villages, and some relocation sites add Town Center or the gated Carlton Woods area to their lists. For taxes, covenants and voting, what matters is the specific address, so pull the parcel record rather than relying on a village label in a listing.

How to compare The Woodlands villages

Two homes with the same square footage can feel very different depending on the village, the street and the age of the section. When you tour, ask:

  1. Which MUD serves this address, and what is the combined tax rate with the Township, county and school district?
  2. Which elementary, middle and high school are assigned, and has the district confirmed it?
  3. How far is the nearest village center, pathway access and park from the front door?
  4. What is the drive to work at rush hour from this street?
  5. Are there pending covenant issues or unapproved exterior changes on the property?
  6. How old are the roof, HVAC and water heater, and what records come with the house?

Writing the answers down for each home makes the final choice much easier.

How The Woodlands Township works

The Woodlands is not a city. After 2007 legislation and a November vote, the Town Center Improvement District expanded across the community, gained a resident-elected board and the authority to levy a property tax, and became The Woodlands Township. The Township took over community association services in 2010.

Today the Township provides trash and recycling, a fire department, parks and recreation, park-and-ride and town center transportation, and covenant administration, including the Residential Design Review Committee for exterior changes. Its offices are at 2801 Technology Forest Boulevard. On September 3, 2026, the Township board adopted a 2026 tax rate of $0.1694 per $100 of valuation. Confirm the current rate with the Township before you budget.

Taxes and MUDs in The Woodlands, Texas

A tax bill in The Woodlands can include a municipal utility district, the Township, the county and a school district. The San Jacinto River Authority's Woodlands Division was formed in 1975 as the wholesale water and wastewater provider for the MUDs, and SJRA's Woodlands Division page says it is the wholesaler to the 10 municipal utility districts that provide retail services in The Woodlands. Look up each address's district on the TCEQ Water Districts map or database, and pull the parcel on the Montgomery Central Appraisal District site, or HCAD for Creekside Park. Peaches' MUD tax guide explains how to compare total rates between homes.

To turn a rate into a budget number, multiply it by the taxable value and divide by 100. The Township's 2026 rate of $0.1694 per $100 (a $0.0100 debt service rate plus a $0.1594 maintenance and operations rate, down from $0.1714 in 2025) works out to about $847 a year on $500,000 of taxable value. Your MUD, county and school district then add their own rates on top, which is why two similar homes in different villages can carry noticeably different payments. If the home will be your primary residence, learn how the Texas homestead exemption works and file for it, and when a notice of appraised value arrives, check it against recent sales using this appraisal notice and property tax protest checklist.

Schools serving The Woodlands, TX

The developer says students in The Woodlands attend Conroe, Magnolia or Tomball ISD schools, depending on the address. Confirm the exact campuses with the district for any home you are considering, since the TEA School District Locator describes its boundaries as approximate. Higher education nearby includes Lone Star College–Montgomery, Lone Star College–University Center and Sam Houston State University's presence in The Woodlands.

Parks, trails and golf in The Woodlands

The developer cites 151 parks and more than 200 miles of pathways and trails connecting villages, schools and parks. The George Mitchell Nature Preserve along Spring Creek is part of the Spring Creek Greenway. For golf, The Woodlands Country Club has the Gary Player and Arnold Palmer courses, and The Club at Carlton Woods has the Jack Nicklaus and Tom Fazio courses. The developer counts seven championship golf courses in the community. Living near a course does not include playing privileges, so ask each club about membership.

Living in The Woodlands, Texas day to day

Much of what a city would handle elsewhere runs through the Township here. Trash and recycling, including bulky item, yard waste and storm debris pickup, are Township services. Residents can report park maintenance issues, code violations and street light outages through the Township's 311 Report-a-Concern system. For getting around, the Township runs park-and-ride express bus service and town center trolleys, along with ADA paratransit and senior transportation. Parks and recreation programs are managed through the Township's separate parks site.

Planning a pool, fence, room addition or exterior color change? Exterior projects go through the covenants process, including the Residential Design Review Committee, so check the requirements before you hire a contractor. Short-term rentals are also handled under the Township's permits and covenants area, which matters if you are buying with rental plans in mind.

Selling a home in The Woodlands

Buyers here ask about the same things you did: MUD, total tax rate, schools and covenants. Before you list, gather your latest tax statement from MCAD (or HCAD in Creekside Park), the district information for your notice to purchaser, any Township approvals for past exterior projects, and maintenance records. Unapproved exterior changes can surface during the sale, so it pays to confirm compliance early. Peaches' seller strategy and staging guide cover pricing and prep, and the seller disclosure guide explains the Texas forms.

Shopping homes for sale in The Woodlands, TX: an address checklist

  1. County and appraisal district: MCAD for most villages, HCAD for Creekside Park.
  2. MUD and total tax rate: add the MUD, Township, county and school district rates together.
  3. School assignment: confirm by address with Conroe, Magnolia or Tomball ISD.
  4. Covenants: read the deed restrictions and the Township's design standards before planning exterior projects.
