The City describes the Kingwood super neighborhood as its current city limit in far northeast Houston: it straddles US 59 north of the San Jacinto River, with Lake Houston on the east and south 1. Most of it lies in Harris County and some in Montgomery County, so the appraisal record you need depends on the parcel: HCAD for Harris County 3 or MCAD for Montgomery County 4.

Houston has no zoning. In this community, deed restrictions enforced by each village’s association control how property can be used, while the Kingwood Service Association (KSA) provides services across the whole area 5.

Built by Friendswood and King Ranch

Friendswood Development Company partnered with the King Ranch in the 1970s, and the community expanded east of US 59 during the 1980s 1.

Village associations

KSA’s member list includes associations such as Bear Branch, Elm Grove, Kingwood Greens, Kings Point and Woodridge Forest 6. Each sets and enforces its own restrictions.

Confirming the school district for a specific home

The City’s profile says that although Kingwood is inside Houston city limits, its schools belong to Humble ISD 1, which is headquartered in Humble 7. The federal school directory also lists Kings Manor Elementary, a New Caney ISD school with a Kingwood mailing address in Montgomery County 8. A Kingwood mailing address alone doesn’t settle the district.

Greenbelts, KSA parks and Park & Ride

The City credits Kingwood with approximately 100 miles of greenbelts that connect neighborhoods with shopping districts, schools and parks 1. KSA’s parks are Creekwood Nature Area, Deer Ridge, East End, Northpark and River Grove, and vehicles in them must display a numbered “K” sticker or may be towed 11.

Commuter buses

METRO Route 255 runs weekdays between the Kingwood Park & Ride and downtown Houston, and Route 259 links the Kingwood, Townsen and Eastex Park & Rides 212.
