Ask about assessments
Because the Downtown District is funded by an assessment on real property, ask whether any district assessment applies to the unit you’re considering 6.

Greater Houston Area Guide
For Downtown Houston homes for sale, request a current home list from Peaches Brown and compare transit options, property records, school zones and flood maps for each address. Downtown is Houston’s birthplace, ringed by I-10, US 69 and I-45 12. Living here puts you inside a management district and on the rail network, so the checklist differs from the suburbs.
Jurisdiction
The City of Houston’s Super Neighborhood profile calls Downtown the birthplace of Houston and home to the Market Square Historic District, notes that a ring of freeways built in the 1960s and 1970s created its modern boundaries, and points to loft conversions in older office and commercial buildings 1.
The Houston Downtown Management District was formed by the Texas Legislature in 1995 and began operating in 1996. It is bounded by I-10, Highway 69 and I-45, and a 30-member board guides how its assessments are invested 2. The district is funded through an assessment on real property, while the Downtown Redevelopment Authority/TIRZ #3 reinvests incremental property taxes within its zone 6.

Search the building or unit on Harris Central Appraisal District to confirm value, exemptions and taxing units 7.

Getting around
The Red Line runs north-south with six downtown stops. The Green and Purple lines share tracks with three stops in each direction, linking the Theater District, Discovery Green, the George R. Brown Convention Center and Shell Energy Stadium. METRO’s 500 IAH Downtown Direct runs nonstop to Bush Intercontinental 39.
The downtown tunnel system is mostly entered from inside private office buildings. Except for tunnels connecting Theater District venues to parking, tunnels close by 6 p.m. and aren’t open on weekends or evenings 10.
Schools and flood
Houston ISD lets students enroll at their zoned neighborhood school or apply to magnet and specialty programs through School Choice 511. TEA’s statewide map is approximate, so confirm the zoned campus with HISD 12.
For flood research, HCFCD’s Flood Education Mapping Tool shows mapped floodplains near a structure, but HCFCD notes it is not the effective flood map; view that by address on FEMA’s Map Service Center 1314.
HISD’s School Choice site posts application dates, eligibility criteria and transportation details for magnet programs 11.
