Appraisal and taxes
One city, several appraisal districts
Records for this area don’t live in one office. Fort Bend Central Appraisal District’s tax-rate table lists the City of Katy and its school district 1, and Waller County Appraisal District lists both among the entities it appraises in Waller County 2. HCAD adds some history: before 2008, Waller CAD appraised all of the school district’s property, even parcels in Harris County. Since a 2008 change in law, each county’s appraisal district appraises the property located in that county 6.
If a county line runs through a parcel, HCAD says the owner receives value notices from both appraisal districts and must file homestead exemption applications with both 6.
Look for utility district rates
Fort Bend CAD’s table includes Katy-named utility districts such as Katy West MUD, so check whether a home pays a MUD rate in addition to city and school rates 1.
Track proposed rates
Each county posts proposed and adopted local rates on its Truth in Taxation site, linked from the state’s transparency page 8.
Schools
Katy ISD reaches well past city limits
Katy ISD says it covers 181 square miles. Its eastern boundary reaches Houston’s Energy Corridor, about 16 miles west of downtown, and runs along I-10 to a few miles west of the city 5. So the district name on a listing tells you little about which campus serves the home.

TEA’s School District Locator is informational, and TEA describes its boundary positions as approximations 10.
Flood and commute
Reservoir watersheds and the I-10 corridor
The Harris County Flood Control District publishes supplemental guidelines for developing in the Addicks Reservoir and Barker Reservoir watersheds and upper Cypress Creek 11. Its Flood Education Mapping Tool shows mapped floodplains, but HCFCD notes it is not the effective flood map; view that by address on FEMA’s Map Service Center 1213.
For transit, METRO lists Park & Ride routes on I-10 west of Houston: 221 Kingsland, 222 Grand Parkway, 228 Addicks and 229 Grand Parkway/Kingsland/Addicks to downtown, plus 298 Katy Freeway to the Texas Medical Center 4. Fort Bend Transit’s West Park lot on FM 1093 serves its Energy Corridor routes only 14.
